Planning & Site Investigation Services
RSP Engineers offers expert planning and site investigation services for civil engineering projects.
Explore serviceRSP Advantage™
Guaranteed turnarounds, hundreds of site configurations tested before one is recommended, and the yield settled before entitlement begins.
RSP Advantage is how RSP Engineers executes civil engineering and land development: licensed professional engineering combined with RSP Atlas, our in-house site configuration workflow, and due diligence system. It is not a separate service or an add-on — every project we take is delivered this way, from a single-lot drainage problem to a multi-phase large scale project.
Civil engineering due diligence within 5 days of notice to proceed. Geotechnical recommendations within 8 hours of completed soil testing, full report within 5 days. Dates assume site access; geotechnical services are offered in Florida.
Most site plans are the first viable answer one engineer reaches. With our RSP Atlas, our professional engineers test hundreds of compliant configurations — zoning and setbacks, stormwater storage, access, grading and earthwork — and report which perform best.
Every package is peer-reviewed before it is issued, with findings graded critical to informational, each citing document and page. The review is technology-enabled and overseen by licensed professional engineers, who seal the work.
Yield and programme are established before entitlement, while they can still shape the deal. Value engineering happens in design, not as a scramble after bids come in high.
Scope is confirmed and the commitment starts.
Site constraints, utility availability, drainage and the permitting path are established.
RSP Atlas tests compliant layouts and reports the options worth considering, with the trade-offs made explicit.
Design is led by what the reviewing agency will ask for, drawn from decades of permitting with cities, counties, stormwater districts and departments of transportation.
The package is reviewed and the findings resolved by a licensed engineer before anything leaves RSP.
Support through construction, from submittals to close-out.
RSP Advantage is how RSP Engineers delivers civil engineering and land development. It combines licensed professional engineering, RSP Atlas — our in-house site configuration workflow — and committed turnaround times. It is not a separate service: every project is delivered this way.
RSP Atlas is RSP Engineers’ in-house workflow for site configuration. It evaluates hundreds of code-compliant layouts against the constraints that govern a site — zoning and setbacks, stormwater storage, access, grading and earthwork — and reports which perform best, so the layout recommended is the best one found rather than the first that worked.
Within 5 days of notice to proceed. The commitment runs from notice to proceed and assumes site access.
Recommendations for foundations, pavement and stormwater within 8 hours of completed soil testing, and the full report within 5 days. Geotechnical services are offered in Florida.
Every package is peer-reviewed before it is issued. Findings are graded from critical to informational and each cites the source document and page; anything that cannot be verified from the submitted set is recorded as unverifiable rather than assumed.
The review is returned as a marked-up set, with each issue marked on the sheet and listed in a comment table carrying the required action and the engineer’s response, so no item is closed without an answer.
Licensed professional engineers. The peer review is technology-enabled and raises items for an engineer to resolve; it does not approve, certify or seal anything. Engineering judgement and the seal remain with the licensed engineer responsible for the project.
Geotechnical engineering is offered in Florida, from the Miami, Tampa and Orlando offices. Professional licensure is jurisdiction-specific; ask us about the location of your project and we will confirm how the work would be covered.
Send the location, the target programme and anything you already know about the site. You will get an answer from an engineer, not a form response.
